Remodeling or New Construction

I am considering remodeling my house, what are the restrictions?

Second, contact the Architectural Committee Chairperson, you will find their number on the CM Phone Directory. The Chairperson will be able to offer additional guidance and assistance.

If I plan to do interior remodeling such as my kitchen and baths, do I still need to talk with the Architectural Committee?

Not unless the project is extensive enough to include a dumpster or will impact the exterior of the home. However, it is recommended that you contact the Architectural Committee Chairperson; you will find their number on the CM Phone Directory. They will be able to offer assistance and answer questions based on knowledge of similar projects within our community that may be of help to you and your project.

If I plan to repaint my house do I need to contact the Architectural Committee?

Yes, please contact the Architectural Committee Chairperson, you will find their number on the CM Phone Directory. They will provide you with the approved color options.

I would like to make landscaping changes to my property, do I need approval?

Yes, please contact the Landscaping Committee Chairperson, you will find their number on the CM Phone Directory.

My neighbor’s trees are blocking my view, what should I do?

First talk with your neighbor, invite them to view the issue from your property. As stated in Colonia Miramonte’s Rules and Regulations, “all trees must be trimmed so as to not block views”. Discuss ways to work together for the mutual satisfaction of each homeowner. If you and your neighbor are unable to reach an agreement, contact MSS so the issue may be reviewed with the Board.

I would like to raise the height of the walls surrounding my house, are there any restrictions?

Yes there are Town of Paradise Valley restrictions, contact the Architectural Committee Chairperson, you will find their number in the CM Phone Directory.

Are there any rental restrictions in Colonia Miramonte?

Please refer to the Governing Documents section of this web site to view Rules and Regulations for more details regarding leasing property in Colonia Miramonte. We suggest that all homes be owner occupied for at least two (2) years prior to being eligible for leasing.

I am going to list my house for sale; do I need to notify the HOA?

Yes, please contact MSS. It is always a good idea to send out notices to the HOA as we have had past sales originate from leads generated within the community.

If I have my house for sale, what are the rules for scheduling showings and open houses?

For open houses please notify the guards prior to your open house date regarding policies on admitting prospective buyers and the placement of Open House signs. We suggest that all realtors meet prospective buyers at the gate house for individual showings.
